McFarlane Seconded by Committee Member Cody The Planner provided a brief overview of the application noting that the subject property is a corner lot. When the lot was created, a portion of the corner was assumed by the City in order to maintain site lines. The front yard setback was reduced in the process which now requires minor variances to meet minimum requirements to construct a new dwelling. Internal and external departments and agencies were circulated, and no concerns were received. Hydro One noted no concerns but mentioned that standard locates would be required prior to building. The Planner confirmed that the proposed setbacks for the new development will maintain site lines. There were no additional comments from the Committee. S. McFarlane moved: THAT the following variances be granted:  A reduction to the minimum front yard setback for for a semi-detached dwelling, from the required 6.0 metres to 4.2 metres as outlined in Attachment 1 to this report: and  A reduction to the minimum front yard setback for an unenclosed front porch, from the required 4.5 metres to 3.2 metres as outlined in Attachment 1 to this report.
